Trust What Feels Like Home

Homes Rooted in Who You Are

Before we design your home, we take the time to understand you—

  • how you live
  • what you value
  • what you need
  • and how you want to feel

The goal is not simply to create a beautiful home...

It is to create a home that feels like a return to yourself.

Elevating Natural Spaces

Thoughtful Interiors, Rooted in You

At Linen & Earth, we believe meaningful design begins with understanding the people who live within the home. Before selecting colors, furnishings, or finishes, we take the time to learn how you live, what you value, what you need, and how you want to feel.

Every decision—from the layout to the smallest detail—is then made with intention, creating a home that feels cohesive, grounded, and deeply personal.

As a St. Augustine interior design studio, Linen & Earth creates thoughtful interiors that do more than look beautiful.

We create homes that feel deeply personal—grounded in who you are and how you want to live.

Discovering What Feels Like Home

Clarity Is Where Meaningful Design Begins

Before colors, materials, or furnishings are selected, we take the time to understand how you live, what you value, and how you want your home to feel.

From there, each mood board brings the vision into focus—uniting color, texture, materials, and atmosphere into one cohesive design direction.

This intentional process removes uncertainty, supports confident decisions, and creates a clear foundation for a home that feels personal, grounded, and beautifully resolved.

Interiors in Harmony With You

 Every Detail Has a Purpose

From proportion and flow to lighting, materials, and finishes, every decision is guided by how you live and how you want your home to feel.

The result is a cohesive, beautifully resolved home that feels natural, personal, and deeply connected to you.

Thoughtful interior design in St. Augustine, rooted in who you are and created for the way you live.

Styling With Intention

 Begin With a Conversation

Every thoughtful home begins with understanding the people who live there.

During your one-hour consultation, we will discuss how you live, what you value, what is no longer working, and how you want your home to feel. We will also explore the scope of your project, the level of design support you need, and whether Linen & Earth is the right fit to guide you forward.

This conversation creates the clarity needed to define a thoughtful, realistic path for your home.

Design With Clarity. Transform With Confidence.

Transform With Confidence

Stop second-guessing. Start loving where you live.

You may have spent hours saving inspiration, comparing paint colors, and wondering how—or whether—your home will ever come together.

A thoughtful design process changes that.

We begin by understanding how you live, what matters to you, and how you want your home to feel.

From there, every decision becomes part of one clear and cohesive vision.

Each room feels connected, intentional, and complete. You move forward with confidence because the direction has been established from the beginning. Your investment goes further because every selection supports the larger design—nothing is chosen without purpose.

Most importantly, you stop waiting for the “someday” version of your home.

You begin living in a space that feels beautiful, deeply personal, and naturally aligned with who you are.

How We Design Around You

Our Approach

Design Begins With Understanding You

Before we consider colors, furnishings, or finishes, we take the time to understand the people who will live within the home.

We learn how you move through your day, what matters to you, what is no longer working, and how you want your home to feel. That understanding becomes the foundation for every decision that follows.

Our process combines thoughtful discovery with clear professional guidance. We establish the vision, define the scope, and lead each stage with intention—creating a home that feels cohesive, functional, deeply personal, and naturally aligned with the way you live.

Full-Service Interior Design

A complete design experience for homeowners seeking a highly personalized and thoughtfully managed home.

We begin by understanding your lifestyle, priorities, and vision before developing the overall design direction. From space planning and material selections to furnishings, procurement, installation, and final styling, each decision is considered as part of one cohesive story.

The result is a home that feels resolved, meaningful, and distinctly connected to you.

New Construction & Renovation Design

Thoughtful design guidance for new homes and large-scale renovations.

We work with homeowners, builders, architects, and contractors from the earliest stages to ensure that layouts, architectural details, materials, finishes, lighting, and furnishings support both the design vision and the way the home will function.

By establishing clarity before construction decisions are finalized, we help reduce uncertainty, prevent costly changes, and create a home that feels intentional from the foundation forward.

Builder & Developer Partnerships

Strategic design support for builders and developers who value clarity, consistency, and a polished final presentation.

From custom and spec homes to model properties, we help define the interior direction, streamline selections, develop cohesive finish packages, and create visual presentations that allow clients and buyers to understand the completed vision.

Our process supports more confident decisions, stronger presentations, and interiors that feel thoughtfully considered rather than simply assembled.

Photorealistic 3D Visualization

See and experience the design before anything is built, purchased, or installed.

Our photorealistic renderings translate the design vision into a clear visual experience, allowing you to understand how the layout, materials, furnishings, lighting, and architectural elements will work together.

This important step reduces uncertainty, improves communication, and allows decisions to be made with greater clarity and confidence.

Space Planning & Layout Design

A home should support the way you naturally live within it.

We evaluate circulation, proportion, scale, furniture placement, function, and the relationship between adjoining spaces to create layouts that feel comfortable, balanced, and intuitive.

Every plan is developed around the people who will use the space—not simply around the dimensions of the room.

Material & Finish Selection

Every material tells part of the home’s story.

We thoughtfully select finishes, fixtures, surfaces, colors, and architectural details as part of one unified design direction. Each choice is considered for beauty, function, durability, and the feeling it contributes to the home.

The result is a cohesive material palette that feels layered, intentional, and personal rather than trend-driven.

Furniture, Styling & Installation

The finishing layers are what allow a home to feel complete.

We source furnishings, lighting, textiles, artwork, and accessories that support the established vision while reflecting your lifestyle and personality. When procurement and installation are included, we manage the details through final placement and styling.

The result is a home that feels collected, comfortable, and fully connected to the people living within it.

Virtual Interior Design

A thoughtful and highly visual design process, wherever you are.

Our virtual services provide the clarity and direction needed to confidently implement your design. Depending on the scope, your plan may include layouts, photorealistic renderings, curated furnishings, material selections, product links, and detailed placement guidance.

You receive a complete design direction rooted in how you live, with the tools needed to bring it to life on your own timeline.

A Clear Process. A Personal Home.

Every Linen & Earth project begins with listening.

From the first conversation through the final detail, our role is to understand your life, clarify the vision,

and guide the decisions that bring your home into alignment with who you are.

Thoughtful interior design in St. Augustine and throughout Florida, rooted in the way you truly live.

Renovate With Clarity and Confidence

Small Decisions Can Have a Lasting Impact

Lighting, cabinetry, materials, and finishes may seem like individual choices—but each shapes the flow, function, investment, and cohesion of your home.

Early planning ensures every decision supports one clear vision, so your renovation feels intentional, connected, and resolved.

Elevate Your Home Now

A Calm, Clearly Guided Process

Clear Steps to a Home That Feels Like You

Phase One — Clarity Before Commitment

A meaningful design begins before colors, furnishings, or finishes are ever considered. It begins with understanding who you are, how you live, and what your home needs to provide.

Initial Inquiry — You share the essential details of your project, including the spaces involved, your goals, anticipated timeline, investment range, and who will participate in the decisions.

How We Work — Once your consultation is booked, you will receive a confirmation email outlining the Linen & Earth philosophy, consultation process, communication expectations, and the responsibilities of both parties. This allows you to understand what to expect, prepare for the conversation, and determine whether our approach feels aligned with your needs before we meet.

Life and Home Snapshot — A brief questionnaire helps us understand what prompted the project, what currently feels unresolved, how you want your home to feel, and whether your needs align with our services.

Project Review — We review your information to determine whether the scope, timeline, investment, and working expectations are appropriate for the Linen & Earth process.

Strategic Consultation — During this focused conversation, we explore how you live, what you value, what is no longer working, and what the home needs to accomplish. We also clarify the scope, priorities, decision-makers, level of design support, and potential obstacles.

Mutual Fit Assessment — The consultation allows both parties to determine whether there is alignment in expectations, communication, investment, and approach before moving forward.

Proposal and Agreement— When the project is a mutual fit, you receive a customized proposal defining the project objective, included services, deliverables, exclusions, revision allowance, timeline, fees, and responsibilities.

Agreement and Initial Payment — Your project is officially confirmed only after the agreement is signed, the required payment has cleared, and all conditions necessary to begin have been satisfied.

By establishing clarity at the beginning, every decision that follows is grounded in one shared vision—creating a thoughtful foundation for a home that feels personal, cohesive, and connected to the way you live.

From Understanding to Design

Phase Two — From Understanding to Design

Once your project is confirmed, we move from discovery into design development.

This phase begins with a deeper understanding of how you live, what you value, what your home needs to support, and how you want it to feel. From there, every decision is developed as part of one clear and cohesive vision—before anything is purchased, ordered, or installed.

The Home Story Questionnaire— You share the details of your daily life, routines, priorities, preferences, meaningful belongings, functional needs, and emotional goals for the home.

Project Immersion — We review your questionnaire, existing conditions, inspiration, architectural details, and project requirements to establish the guiding principles for the design.

Field Measurements and Documentation — Accurate measurements, photographs, plans, and existing conditions are gathered to create a reliable foundation for the work ahead.

Space Planning— Layouts are developed around circulation, proportion, function, and the way you naturally live within each space.

Architectural and Elevation Development — Millwork, cabinetry, built-ins, lighting placement, and architectural relationships are refined to create balance and visual continuity.

Material and Finish Direction — Colors, surfaces, fixtures, finishes, and textiles are selected as part of one unified palette, with beauty, durability, function, and investment considered together.

Furniture and Lighting Selections — Furnishings, lighting, artwork, and decorative elements are curated to support the established vision and reflect who you are.

Photorealistic Visualization — Detailed 3D renderings allow you to experience the proposed design, understand how the elements work together, and make informed decisions before implementation begins.

Design Presentation — The complete direction is presented as a cohesive story, including the purpose behind the layout, materials, furnishings, and individual selections.

Revisions and Refinement — Your included revision rounds are used to refine the established direction. Significant changes in scope, additional spaces, or an entirely new concept may require additional time and fees.

Final Documentation and Investment Review — Approved selections, specifications, pricing, and implementation requirements are documented so you understand what is being proposed before purchases or construction move forward.

By the end of this phase, your design is not simply a collection of attractive choices. It is a thoughtfully resolved plan—rooted in who you are, connected to the way you live, and ready to be brought to life.

Bringing the Design to Life

Phase Three — Bringing the Design to Life

Once the design is approved, we move into implementation with careful coordination, clear communication, and close attention to the vision established from the beginning.

Depending on the scope of your project, this phase may include procurement, construction coordination, installation, and final styling.

Ordering and Procurement — Approved furnishings, fixtures, materials, and accessories are ordered, tracked, and coordinated according to the project schedule.

Lead-Time Management — Production timelines, availability, shipping, and delivery details are monitored so potential delays can be identified and addressed as early as possible.

Investment Oversight — Pricing updates, substitutions, and necessary adjustments are reviewed with you before decisions are made, helping keep the project aligned with the approved design and investment.

Construction Coordination — When included in the scope, we communicate with your builder, contractor, and trades to clarify design intent, answer design-related questions, and support accurate implementation.

Site and Installation Oversight — Key details are reviewed during implementation to help ensure that placement, scale, materials, and finishes remain connected to the approved direction.

Delivery and Installation — Furnishings and decorative elements are coordinated and placed according to the final design plan, creating a cohesive and thoughtfully layered result.

Final Styling — Artwork, textiles, accessories, and finishing details are arranged to bring warmth, personality, and completion to the home.

Final Review — Completed work, delivered items, and installation details are reviewed for accuracy, completeness, and overall cohesion. Any outstanding items are identified and documented for resolution.

The result is a home brought to life with care—where the finished spaces remain connected to the vision, purpose, and way of living that shaped the design from the beginning.

FAQs

Frequently Asked Questions

What makes Linen & Earth Interior Design different?

At Linen & Earth, design begins with understanding you.

Before selecting colors, furnishings, materials, or finishes, I take the time to learn how you live, what matters to you, what is no longer working, and how you want your home to feel.

That understanding becomes the foundation for every decision that follows.

Rather than overwhelming you with disconnected options, I guide you through a clearly defined process in which each choice supports one cohesive vision. Space planning, materials, furnishings, lighting, and architectural details are considered together so your home feels personal, functional, and thoughtfully resolved.

Photorealistic 3D visualization may also be used to help you experience the design before construction begins or major purchases are made.

The goal is not simply to create a beautiful home. It is to create a home that feels deeply connected to who you are and the way you live.

How do I know whether we are the right fit?

Linen & Earth may be the right fit for you if you value thoughtful guidance, honest communication, and a structured design process.

I work best with clients who are willing to share openly, participate in timely decisions, respect the agreed scope, and trust experienced professional direction.

The consultation allows us to understand your project, discuss expectations, and determine whether there is alignment on both sides. Not every consultation automatically results in a proposal, and there is no pressure to move forward if the fit is not right.

What happens after I book a consultation?

Once your consultation is booked, you will receive an email explaining the Linen & Earth philosophy, consultation process, communication expectations, and the responsibilities of both parties.

You will also receive a brief Life and Home Snapshot to complete before we meet. This helps me understand the scope of your project, what prompted the change, how you want your home to feel, and what level of support you may need.

During the consultation, we will discuss your lifestyle, priorities, project scope, timeline, investment, decision-makers, and any potential challenges.

The purpose is to create clarity and determine whether Linen & Earth is the right partner for your project.

Do you work with homeowners, builders, and developers?

Yes.

I work directly with homeowners as well as builders, developers, architects, contractors, and trades throughout St. Augustine, Ponte Vedra, Nocatee, St. Johns, and surrounding areas.

For homeowners, I provide a personal and clearly guided design experience rooted in the way they live.

For building professionals, I provide strategic design support that helps establish the vision early, streamline selections, strengthen presentations, and maintain consistency throughout the project.

In either relationship, my role is to connect the original vision to the decisions required to bring it to life.

What makes your design process different?

My process is both personal and structured.

We begin by understanding the people who will live in the home. From there, the project moves through a clearly defined sequence of discovery, planning, design development, visualization, refinement, documentation, and implementation.

Rather than treating each selection as an isolated decision, I consider how every element relates to the larger design.

Photorealistic 3D renderings may be used to show how the layout, materials, lighting, furnishings, and architectural details will work together before anything is built, purchased, or installed.

This process reduces uncertainty, supports more confident decisions, and helps protect the cohesion of the final design.

When should I involve an interior designer?

The earlier, the better—especially for new construction and renovation projects.

Early design involvement allows important decisions about layouts, cabinetry, lighting, plumbing, materials, finishes, and architectural details to be considered before construction is underway.

This can reduce unnecessary changes, improve coordination, and help ensure that individual decisions support one clear vision.

I can also become involved during later stages, depending on what has already been decided and whether the remaining scope aligns with my services.

Do you offer full-service and virtual interior design?

Yes.

Services may include full-service interior design, new construction and renovation design, space planning, photorealistic 3D visualization, material and finish selection, furniture and lighting selection, procurement, installation, styling, and virtual interior design.

Each project is evaluated individually. After the consultation, I determine the service and level of support that will best address the scope, priorities, timeline, and complexity of the project.

A customized proposal is provided only when the project is a mutual fit.

Can I hire you for only part of my project?

Possibly.

Some projects require full-service support, while others may be appropriate for virtual design, visualization, strategic planning, or a clearly defined portion of the home.

I do not reshape the design process informally or remove essential stages simply to reach a lower fee. The scope must still allow me to provide meaningful guidance and deliver a complete, professional result.

During the consultation, we will determine whether a focused service can responsibly meet your needs.

How do you approach project investment?

With clarity and honesty from the beginning.

During the consultation, we discuss the anticipated investment for design services, furnishings, materials, construction, and implementation as applicable.

The proposal then clearly defines the design fee, included services, deliverables, payment schedule, revision allowance, exclusions, and any additional-service rates.

Throughout the project, selections are considered in relation to both the design vision and the established investment. When pricing, availability, or scope changes, options are reviewed before new commitments are made.

My goal is to help you make informed decisions—not to create surprises at the end.

When is payment due?

The payment schedule is defined in your proposal and agreement.

Your project is not confirmed and design work does not begin until the agreement is signed, the required initial payment has cleared, and all necessary onboarding information has been received.

Additional payments are due according to the milestones stated in the agreement. Work may be paused when payments, approvals, or required information are overdue.

This protects the project schedule and ensures that expectations remain clear for everyone involved.

How are revisions handled?

Each proposal includes a defined number of revision rounds based on the scope of the project.

Revisions are intended to refine the established design direction. They are not intended to repeatedly restart the project or introduce entirely new rooms, concepts, or priorities after the original direction has been approved.

All decision-makers should review the presentation together and provide one consolidated response.

Requests that significantly change the approved direction or fall outside the agreed scope may require additional time, fees, and an updated timeline.

Will I have input in the design?

Absolutely.

This is your home, and your experience, needs, values, and preferences are central to the process.

My role is not to impose a predetermined style. It is to listen carefully, identify what the home needs to accomplish, and translate that understanding into a thoughtful and cohesive design.

You will be informed and involved throughout the project. I will also provide clear professional recommendations so you understand not only what is being proposed, but why each decision matters.

The process is collaborative, but it is also guided. You are not expected to navigate hundreds of decisions alone.

What happens when decision-makers disagree?

All primary decision-makers should participate in the consultation and remain involved at key approval stages.

When differences arise, I will help clarify the design objective, explain the professional reasoning behind the recommendation, and identify where compromise may be possible without weakening the overall direction.

Clients are responsible for resolving conflicting preferences and providing one clear, consolidated decision before the project continues.

If disagreement causes delays, repeated redesign, or a significant change in scope, the timeline and fee may need to be adjusted.

Do you manage contractors and construction?

The level of construction involvement depends on the services included in your agreement.

When construction coordination is included, I may communicate with builders and trades, clarify the approved design intent, review relevant details, and answer design-related questions.

I do not replace the general contractor, architect, engineer, or licensed tradesperson, and I do not control their methods, schedules, workmanship, or site safety.

My role is to help protect the design vision and support clear communication throughout implementation.

Do you purchase furnishings and materials for clients?

Procurement may be included in full-service projects.

When provided, this can include ordering approved items, coordinating payment, tracking orders, monitoring lead times, communicating delivery information, and helping manage issues related to damaged or incorrect goods.

Procurement, receiving, storage, delivery, installation, and styling responsibilities vary by project and are clearly identified in the proposal.

No purchases are made without the required approval and payment.

Do you offer photorealistic 3D renderings as a separate service?

In some cases, yes.

Photorealistic visualization may be included as part of a larger interior design project or offered as a clearly defined service for homeowners, builders, developers, or other design professionals.

The required plans, measurements, selections, and level of detail must be established before rendering work begins.

Because renderings communicate a proposed design, the scope must clearly identify who is responsible for the underlying design decisions and specifications.

## Which areas do you serve?

Linen & Earth Interior Design is based in St. Augustine, Florida, and serves clients throughout St. Augustine, Ponte Vedra, Nocatee, St. Johns, and surrounding Northeast Florida communities.

Virtual interior design and visualization services may also be available for projects outside the immediate service area.

How do I get started?

Begin by scheduling a private design consultation.

Once your appointment is booked, you will receive information explaining how Linen & Earth works and what to expect, along with a brief questionnaire to help us prepare for the conversation.

During the consultation, we will discuss your home, your lifestyle, your goals, the proposed scope, timeline, investment, and the level of design support you need.

If the project is aligned on both sides, the next step is a customized proposal outlining the recommended service, deliverables, responsibilities, fees, and path forward.
